The most important things we'll look at are:
1. The down payment - Do you have at least 10-15% of the purchase price + closing costs, saved up?
2. The monthly income: Can you show us that you have the income required to afford the monthly payments? (As a rule of thumb your monthly household income should be 3-4 times the monthly mortgage payments)
3. Do you have a house in mind? If not, let's get you one you like!
The Bankless system is a proprietary, FULL DISCLOSURE homebuyer buying system that allows a homebuyer to secure financing on the home they want to purchase regardless of their credit score or lack of documents.
After the qualifying process (which could take only a few minutes), we will first close on the property using private investors with strong credit or cash. We will then turn around and owner finance it to you at terms previously agreed upon. You will lease the home until you are qualified to purchase it, but don't worry! Part of the monthly payments will go towards the down payment once/if you ultimately decide to refinance. So, there's no need to worry about saving up for another down payment.
At Bankless, we're happy to share that the interest rates with our program have consistently been staying under the 10% mark.
If you search the internet for low-doc loans, you will see plenty of programs offering stringent requirements such as 35% equity, imposing interest rates between 13-14%, with prepayment penalties and short-term balloon payment deadlines of 1-2 years.
At Bankless we want to make it a win for everyone involved, therefore our terms usually go as follows:

Yes, we believe that since you're bringing a significant amount of money down towards the house, the deed should be in your name. Your policy should be NO DEED-NO DEAL!
No! Every year, foreign nationals invest billions of dollars in US real estate. We do not require you to have an ITIN or SSN.
Absolutely, we'll provide your realtor with a preapproval letter for a trust to first purchase the home of your choice.
We'd love to help everyone out there but sometimes we're just not a good fit for each other. That's okay! Someone that wouldn't be a good fit for our programs is somebody who isn't honest, not telling us everything, trying to hide stuff from us or just not willing to cooperate. We are a FULL DISCLOSURE home buying system, so we expect the same to come from our clients.
If you're able to qualify for a traditional bank loan, that is probably your best bet. But if you're someone who doesn't tick all of the boxes for the bank or doesn't quite fit in the traditional lending box, but you can afford monthly payments that are close to the average market rent or higher in the area and you have a sizeable down payment (10-15%), then we'd love to talk to you!
Yes, the Bankless process works with all the builders across the nation
Yes, as long as the home is in loanable condition, the appraisal should tell us that. Our program does not work with heavy rehab homes, mobile homes, or flood homes nor land. It works best with single family homes.
